In a situation where an existing tenant wishes to add a roommate to a lease, there is a procedure that needs to be followed. Please also remember that any person, 18 years or older, who are residing in the property for a period that exceeds two weeks, needs to be reported to WILMOTH Group. A decision will then be made as to whether this occupancy is going to dictate the need to add the person to the lease.

In the case that the tenant wishes to add the person to the lease, or it is determined the occupant needs to be added to the lease, there are regular application screening steps to be followed. The potential new tenant will need to complete an application and a screening just as the original tenant has done.

To get started, and confirm there are no other issues, please send an email to: [email protected] with the details of your plans and the person's name who will be applying. Please prepare for making application by reviewing the information available at www.ApplyWithWILMOTH.com. Once your request has been acknowledged, and approval to move forward is received, the potential new tenant will need to complete a screening at that site. WILMOTH will then deal directly with the applicant, ultimately letting them know if they are approved or not.

If approved, our leasing department will determine whether to create a new lease with the new approved tenant, or to create an addendum to the existing lease. In general, a new lease is always the preferred method of adding a new tenant.
